Are my deposits refundable?

Scribner Properties requires the first and last month's rent to be paid in full when the lease is signed. The security deposit is generally due at move-in.

The first and last month’s rent payment are non-refundable but your security deposit is held in an interest-bearing Landlord-Tenant Escrow account. This means deposits are returned after move-out, barring any damages.

If you want your security deposit refunded in full, you must clean! Your apartment is expected to be returned in the condition in which it was given to you. Most security deposit deductions are made due to a lack of cleaning, especially the kitchen, appliances and bathrooms.

Do I have to provide proof of income?

Yes. Applicants will be asked to submit three months of bank statements or pay stubs, as well as their employer’s contact information. If you are a student and this does not apply to you, a parental guarantor or co-signer will be required.

May I smoke in my unit?

No. All of our buildings are smoke-free facilities.

Please respect your neighbors by not smoking near windows or doors, and always dispose of cigarette butts responsibly.

Are utilities included?

It depends on the individual unit, but in most cases tenants are responsible for heat, hot water, and electric/gas. Please read the unit description associated to the unit in question.
